Parish Council comments:

1. As a general comment the Council thinks that the conversion of garages into residential accommodation should not be encouraged. Once an existing garage has been lost there is a strong likelihood that the same or future owners will request permission to erect a further building in the curtilage for garaging. The site would then be filled in excess of its original planned density.

2. In the present case the positioning of the building in a Conservation Area suggests that the particular care needs to be shown to avoid future damage to the Area by the erection of unsightly additional buildings.

3. If the application is allowed, we would propose that the new space must be treated as part of the existing dwelling and not leased or rented to third parties and in the event of a sale of the property not disposed of as a separate entity.
